We specialize in the management of properties in the Downtown/Old Town, the University of New Mexico, and the Near North Valley Areas in Albuquerque, New Mexico. Kreg Hill (Broker/Managing Member) has been a license New Mexico Real Estate Broker for over thirty years. The firm does not do any listing or sales of residential properties, only property management. The properties are all renovated, well maintained and have character. The construction dates range from the 1880's, mid-century modern and to the 1970's. Construction varies between adobe, brick and frame/stucco. The rental units vary in size from small studios, storefront/lofts, adobe casitas to very large 2200 square foot two bedroom & two baths condominium living spaces. The exterior and interiors of the buildings as well as the landscaping are always professionally maintained. Our pet policy varies between the different units. The landlord pays water, sewer and refuge for all the units. Electricity and natural gas utility charges are mostly paid by the tenants.

Leasing Information

We always request that any potential new resident drive-by and look at the surrounding area and the exterior of the properties before setting up an appointment to view the unit. If you are interested in one of the units after your initial drive-by, please make an appointment with us for a personal viewing appointment. Any potential new residents are personally met at the unit location for an interior viewing. During the appointment we will provide any prospective new residence with a Rental Application form if application form has a prilimary approval then we submit a Credit Report that has a $30 processing fee for final approval. This fee is refunded from the first month's rent. We would like to keep our viewing appointments Monday-Friday from 9 am to 5 pm but do some weekend appointments. All of our Rental Agreements are for a minimum of one year. Deposits and pet policies vary according to the different units. There is an automatic 10% late fee if rent is paid after the fifth day of the month. Please contact us if you have any other more specific questions.
